Surry Hills Commercial Building Upgrade

Degnan was engaged to deliver works within an occupied commercial building. The project called for meticulous planning, stakeholder management, and adaptable delivery to minimise disruption for tenants and neighbouring properties, while maintaining program certainty.

The scope included demolition and reconstruction works, including modifications to post-tensioned slabs and the construction of a new lift shaft, all within a constrained working environment. The team worked within a tight seven-week tenancy vacancy period to allow tenants to safely return, followed by restricted working hours once the building was reoccupied, including early mornings, late nights, and weekends.

Significant noise constraints and council restrictions added further complexity, requiring careful sequencing to avoid disturbance to neighbouring properties. Scope changes and latent conditions were managed through a proactive and adaptable approach, ensuring the program remained on track.

The project was delivered on time, under budget, and to the client’s satisfaction. Disruption to tenants and neighbours was minimised despite operational constraints, and scope changes were successfully incorporated without impacting the program. Throughout delivery, Degnan demonstrated its core values of collaboration, excellence, adaptability, and safety, proving our ability to deliver both the big picture and the fine detail.
